China Center, Bahria Town Phase 8: the complete buyer’s guide

Everything a buyer needs on China Center in one place: where it is, who builds it, what each floor is planned for, what units cost and what to check before booking.

What is China Center and where exactly is it?

China Center is a mixed-use building of shops, a food court and apartments. The developer prints its address as Plot no. 563, Central Business District, Bahria Town, Phase VIII, Islamabad. Bahria Town Phase VIII sits in the Rawalpindi/Islamabad twin-city area, which is why buyers searching in either city come across it. The client’s logo carries the tagline “Affordable Luxury”.

The developer’s site plans show a corner plot at the end of its row. Its long side faces Lake View Boulevard, Link Road runs along its short end, and a service lane runs behind. Places marked on the developer’s brochure map include Bahria Intellectual Village, Bahria Greens, the Business District, Jamia Masjid Malik Riaz Hussain, Roots Millennium School, Bahria Safari Valley, Bahria Hamlet, Ascon Villas, Club City and Sector E Phase 8. No distances or drive times are published, so visit and judge the approach roads yourself.

Two companies are involved, and it helps to keep them apart. The developer is Creation Developers (Pvt) Ltd, which is also the payee named for cheques and pay orders. What is on each floor of China Center?

The developer’s plan set covers a lower ground, the ground floor and floors one to eight. Retail sits on the four lowest levels, homes fill the middle and upper floors, and the rooftop is drawn as a food-court hall. The counts below are the number of units each floor plan draws, not the number on sale.

  • Lower ground: 55 shops drawn, 5,921.49 sq ft saleable. Planned focus: babies’ and kids’ products.
  • Ground floor: 37 street-level shops drawn, 4,619 sq ft saleable. Planned focus: ladies’ fashion, jewellery and cosmetics.
  • First floor: 50 shops drawn, 6,112 sq ft saleable. Planned focus: home décor.
  • Second floor: 50 shops drawn, 6,112.5 sq ft saleable. Planned focus: mobiles, laptops and gadgets.
  • 3rd to 6th floors: studios and one-bed apartments on the developer’s typical plan. No price is published; ask for current availability.
  • 7th floor: 23 apartments drawn, 12,545 sq ft saleable. The listed units are 450 and 650 sq ft.
  • 8th floor (rooftop): a food-court hall wrapped by a dining terrace, 5 shops drawn. Planned focus: restaurants and terrace dining.

How much does a unit at China Center cost?

All prices here come from the developer’s current inventory sheet and are confirmed at booking. The lower ground, first and second floors are Rs 40,000 per sq ft. The ground floor is Rs 55,000 per sq ft, Rs 15,000 more for street-level frontage. Food-court units are Rs 40,000 per sq ft and the 7th-floor apartments Rs 15,000 per sq ft.

In rupees, listed shops run from 100 to 306 sq ft and Rs 40 lac to Rs 1.224 crore. The four food-court units (FC3, FC4, FC9 and FC10) are 570 to 617 sq ft and Rs 2.28 crore to Rs 2.468 crore; their floor is to be confirmed with the developer, because the 8th-floor plan does not place them. The 7th-floor apartments are Rs 67.5 lac for 450 sq ft and Rs 97.5 lac for 650 sq ft. Across the whole sheet, prices run from Rs 40,00,000 to Rs 2,46,80,000.

Older brochures carry different prices and plans. They are superseded: use the inventory sheet, and ask for your unit’s figures in writing.

How does the China Center payment plan work?

Every unit on the sheet follows the same structure: 30% as a down payment, 24 instalments of 2.5% each (60% in all) and the final 10% on possession. The sheet does not say how often the instalments fall, so the instalment schedule is confirmed at booking.

Take LG45, a 100 sq ft lower-ground shop at Rs 40,00,000: Rs 12,00,000 down, then 24 instalments of Rs 1,00,000 each, and Rs 4,00,000 on possession. For apartment 713, 450 sq ft at Rs 67,50,000, it is Rs 20,25,000 down, 24 instalments of Rs 1,68,750 and Rs 6,75,000 on possession. Every figure on the sheet is a whole number of rupees.

Who is China Center planned for?

The developer’s intent is a place where Chinese professionals and businesses working in Pakistan can shop, eat and live, which the name reflects. That is positioning, not a restriction. Pakistani buyers and overseas Pakistanis buy here on the same terms, from the same sheet.

What should you check before booking at China Center?

The building images on this site are artist’s impressions, not photographs, and the floor plans are the developer’s drawings. The developer’s site film shows the structure up; its filming date is to be confirmed. Base your decision on the documents you sign, not on pictures.

  • Match the unit code on the inventory sheet to the developer’s floor plan, and get the saleable area in writing.
  • A unit drawn on a plan but missing from the sheet is not in the current list; ask the sales desk about it rather than assuming anything.
  • For a corner position, a corner premium may apply; confirm at booking.
  • Get the instalment schedule for your exact unit, with each amount and when it falls.
