What is the China Center payment plan?
30% down payment, 24 instalments of 2.5% each (60% in all), and 10% on possession. It applies to every unit on the developer's current inventory sheet. The instalment schedule is confirmed at booking.
How much is each instalment?
Each instalment is 2.5% of the price. On a Rs 40,00,000 shop that is Rs 1,00,000; on a Rs 67,50,000 apartment, Rs 1,68,750.
How often are the instalments paid?
The inventory sheet does not say. The instalment schedule is confirmed at booking; ask for it in writing before you pay anything.
Who do I make payments to?
The developer's commercial payment plan names Creation Developers (Pvt) Ltd as payee for cheques and pay orders. Confirm the payee in writing at booking.
What returns can I expect from a shop at China Center?
We do not publish or promise returns, rents or price growth. Evaluate the unit on its price, floor, size and the terms in writing, and form your own view of the rental market in the district.
What is the lowest amount needed to book?
The down payment is 30% of the price. On the lowest-priced listed shop (LG45, Rs 40,00,000) that is Rs 12,00,000. Prices are from the developer's current inventory sheet and are confirmed at booking.
Are completion dates or approvals published?
This site does not state a possession date or approval status. Ask the developer for the documents and dates in writing before you book.

Can I buy a shop in Bahria Town Phase 8 on instalments?
Yes. China Center shops are sold on 30% down payment, 24 instalments of 2.5% each (60% in all), and 10% on possession. For LG45 that is Rs 12,00,000 down and 24 instalments of Rs 1,00,000. The instalment schedule is confirmed at booking.
Which floors have shops?
The lower ground, ground, first and second floors. A food court and terrace dining are planned on the 8th floor, and apartments sit in between.
Why are some shop numbers missing from the list?
The inventory sheet lists only some of the shops drawn on each floor plan. A shop that is not on the sheet is not in the current list: that does not mean it is sold. Ask us and we will check with the developer.
How much is a lower ground shop at China Center?
Listed lower ground shops are 100–113 sq ft at Rs 40,000 / sq ft, so Rs 40–45.2 lac. The lowest-priced is LG45 at Rs 40,00,000. Prices are from the developer's current inventory sheet and are confirmed at booking.
What is the down payment on a lower ground shop?

Which floor is the food court on?
The developer’s 8th-floor plan draws a food court with terrace dining. The inventory sheet does not say which floor its food-court units are on, so their floor is to be confirmed with the developer.
Is the food court a good investment?

Apartments
What is the price of an apartment at China Center?
The 7th-floor apartments on the inventory sheet are Rs 67,50,000 for 450 sq ft and Rs 97,50,000 for 650 sq ft, at Rs 15,000 / sq ft. Prices are from the developer's current inventory sheet and are confirmed at booking.
Are the 450 sq ft units studios?
The inventory sheet lists the 7th-floor apartments by size only and does not name a type, so we do not call them studios or one-beds. Ask us for the layout of a specific unit.
Can I buy an apartment on instalments?
Yes: 30% down payment, 24 instalments of 2.5% each (60% in all), and 10% on possession. On a 450 sq ft apartment that is Rs 20,25,000 down and 24 instalments of Rs 1,68,750. The instalment schedule is confirmed at booking.
What about floors three to six?
The typical plan for floors three to six draws studios and one-bed apartments. No price is published for them; WhatsApp us for current availability.
