The China Center payment plan, explained

Every unit on the developer's inventory sheet, shop, food-court unit or apartment, is on one structure: 30% down payment, 24 instalments of 2.5% each (60% in all), and 10% on possession. The instalment schedule is confirmed at booking.

How the 30 / 24 / 10 structure works

You pay 30% of the price at booking. The next 60% is split into 24 equal instalments, each exactly 2.5% of the price. The last 10% is paid on possession. 30% + 24 × 2.5% + 10% = 100%, and every figure on the developer's sheet is a whole number of rupees.

The sheet does not state how often the instalments fall. The schedule, with dates, is confirmed at booking: ask for it in writing before you pay.

Worked examples

LG45 (100 sq ft) is Rs 40,00,000: Rs 12,00,000 down, then 24 instalments of Rs 1,00,000 each, and Rs 4,00,000 on possession.

G29-A (100 sq ft) is Rs 55,00,000: Rs 16,50,000 down, then 24 instalments of Rs 1,37,500 each, and Rs 5,50,000 on possession.

713 (450 sq ft) is Rs 67,50,000: Rs 20,25,000 down, then 24 instalments of Rs 1,68,750 each, and Rs 6,75,000 on possession.

FC10 (570 sq ft) is Rs 2,28,00,000: Rs 68,40,000 down, then 24 instalments of Rs 5,70,000 each, and Rs 22,80,000 on possession.

Paying the developer

The developer's commercial payment plan asks for cheques and pay orders in favour of Creation Developers (Pvt) Ltd. Pay by traceable instrument, never in cash, and keep the receipt for every payment.
