What does the ground-floor premium add up to?

The ground floor costs Rs 15,000 more per sq ft than the lower ground, first and second floors, which are Rs 40,000. On a 100 sq ft shop that is Rs 15,00,000 more in total: Rs 55,00,000 against Rs 40,00,000 on the lower ground.

The premium runs through every stage of the plan. The down payment is Rs 16,50,000 instead of Rs 12,00,000, each of the 24 instalments is Rs 1,37,500 instead of Rs 1,00,000, and the possession payment is Rs 5,50,000 instead of Rs 4,00,000. Before you pay for street level, decide how much of your business depends on passing trade and window display. For some trades it is the whole point; for others, a destination floor at the lower rate works as well.

G19 is the larger of the two listed sizes. Its extra 30 sq ft costs Rs 16,50,000 more in total: Rs 71,50,000 against Rs 55,00,000. The difference runs through the plan as Rs 4,95,000 more at booking, Rs 41,250 more on each of the 24 instalments and Rs 1,65,000 more on possession.

For a jewellery or cosmetics counter, 100 sq ft is usually enough, and the saving can go into fit-out and stock. For ladies’ fashion, the extra space in G19 can hold a fitting room without losing display rails.
