What is China Center’s exact address?

The developer, Creation Developers (Pvt) Ltd, prints the address as Plot no. 563, Central Business District, Bahria Town, Phase VIII, Islamabad. Use it exactly like that when you search, share it or write it on paperwork, so there is no confusion with other plots or phases.

You will see Bahria Town Phase 8 described as Rawalpindi in some listings and as Islamabad in others. The scheme sits in the Rawalpindi/Islamabad twin-city area, and the developer’s own address says Islamabad. For documents, follow the wording on your booking papers.

What do the developer’s site plans show about Plot 563?

Two of the developer’s site plans matter here: one of the whole Central Business District and one of Plot 563 itself. Both are drawings, not surveys you should rely on for boundaries, so ask for the plot documents if exact dimensions matter to you. Read together, they show Plot 563 as the corner plot of its row. Its long side faces Lake View Boulevard, the road that runs down the middle of the district; Link Road runs along its short end; and a service lane runs behind it.

That geometry is useful when you compare units. A shop on the boulevard side, one near the Link Road end and one towards the service lane will each face a different kind of street. The floor plans on /floor-plans show where each unit sits, so you can match a unit code to a side of the building before you visit.

Why does position within the building matter as much as the plot?

The plot fixes the address; your floor and position fix what your unit is like. The ground floor is the street-level retail floor and is priced at Rs 55,000 per sq ft, Rs 15,000 more than the Rs 40,000 on the lower ground, first and second floors. A 100 sq ft ground-floor shop such as G35 is Rs 55,00,000; the same area on the lower ground, such as LG46, is Rs 40,00,000. Above the shops, the developer’s typical plan has studios and one-bed apartments on the 3rd to 6th floors, apartments on the 7th, and on the 8th a food-court hall wrapped by a dining terrace. The developer’s plan set covers a lower ground, the ground floor and floors one to eight, so a unit’s level changes its outlook and its access as much as its price.

How do you judge the location when no distances are published?

Without published distances, the honest way to judge the location is to test it yourself. Once you have the pin, plan the journeys that matter to you – from your home, your warehouse, your office or your customers – and make them at the times you would actually travel. A route that is easy at midday can feel very different at the start or end of a working day.

Then look at the district with your own purpose in mind. A retailer will want to see how people arrive and move along the boulevard; someone buying an apartment will care more about the walk to daily needs and how the street feels in the evening; a restaurant operator will think about delivery access from the service lane. None of this can be read from a brochure, and the images of the building are artist’s impressions, not photographs.
