The 30 / 24 / 10 payment plan explained, with worked examples

One plan covers every unit on the sheet. Here it is worked through for every listed size, with what the sheet does not say and how to pay safely.

How is the China Center payment plan split?

The plan has three parts, and they add up to exactly 100%. You pay 30% of the price as a down payment at booking. You then pay 24 instalments, each 2.5% of the price, which together make 60%. The last 10% is paid on possession. In short: 30% + 24 × 2.5% + 10% = 100%.

The same structure applies to every unit on the developer’s current inventory sheet, whether it is a 100 sq ft lower-ground shop, a food-court unit or a 7th-floor apartment. Because the sheet’s prices are whole numbers, every payment works out to a whole number of rupees.

What are the payments on each shop size?

Here is the plan worked through for every listed shop size, from the developer’s current inventory sheet and confirmed at booking. Each line reads: total, then down payment, then each of the 24 instalments, then the possession payment.

  • Lower ground, 100 sq ft (LG45): Rs 40,00,000 – Rs 12,00,000 down – 24 × Rs 1,00,000 – Rs 4,00,000 on possession.
  • Lower ground, 105 sq ft (LG01): Rs 42,00,000 – Rs 12,60,000 – 24 × Rs 1,05,000 – Rs 4,20,000.
  • Lower ground, 108 sq ft (LG17): Rs 43,20,000 – Rs 12,96,000 – 24 × Rs 1,08,000 – Rs 4,32,000.
  • Lower ground, 113 sq ft (LG36): Rs 45,20,000 – Rs 13,56,000 – 24 × Rs 1,13,000 – Rs 4,52,000.

What are the payments on food-court units and apartments?

The food-court units and the 7th-floor apartments follow the same split. The four food-court units have no printed floor on the sheet; their floor is to be confirmed with the developer. The 7th-floor apartments are listed by size only.

  • Food court, 570 sq ft (FC10): Rs 2,28,00,000 – Rs 68,40,000 down – 24 × Rs 5,70,000 – Rs 22,80,000 on possession.
  • Food court, 595 sq ft (FC3, FC4): Rs 2,38,00,000 – Rs 71,40,000 – 24 × Rs 5,95,000 – Rs 23,80,000.
  • Food court, 617 sq ft (FC9): Rs 2,46,80,000 – Rs 74,04,000 – 24 × Rs 6,17,000 – Rs 24,68,000.
  • 7th-floor apartment, 450 sq ft (713): Rs 67,50,000 – Rs 20,25,000 – 24 × Rs 1,68,750 – Rs 6,75,000.
  • 7th-floor apartment, 650 sq ft (701): Rs 97,50,000 – Rs 29,25,000 – 24 × Rs 2,43,750 – Rs 9,75,000.

What does the payment plan not tell you?

The inventory sheet states the number of instalments and their size, but not how often they fall or when the first one is due. It also gives no possession date. Do not assume a timetable from other projects: ask for the instalment schedule for your exact unit, with dates and amounts, and have it attached to your booking documents.

Older brochures for China Center show different payment plans and prices. They are superseded by the current inventory sheet, so if anyone quotes you figures that differ from the ones above, ask which document they come from. The studios and one-bed apartments on the 3rd to 6th floors have no published price, so there is no worked example for them here; ask for current availability.

How much cash do you need before possession?

By the time you reach possession you will have paid 90% of the price: the 30% down payment and the 60% in instalments. The final 10% is due on possession. That matters for budgeting. On a Rs 48,00,000 shop, you need Rs 14,40,000 at booking, Rs 28,80,000 across the 24 instalments, and Rs 4,80,000 at the end.

If a corner position interests you, remember that a corner premium may apply; confirm at booking, and check that the premium is reflected in each payment on your schedule. Build some headroom into your budget rather than planning to the last rupee.

It also helps to compare categories on the instalment rather than the headline price. Each instalment is 1/40th of the total, so the instalment on a 7th-floor apartment of 450 sq ft, Rs 1,68,750, sits between the instalments on a 162 sq ft shop and a 180 sq ft shop. A food-court unit, with instalments from Rs 5,70,000 to Rs 6,17,000, is a different scale of commitment altogether.

How should you make the payments?

Pay by a traceable instrument, such as a cheque or pay order, made out to the developer, Creation Developers (Pvt) Ltd, which is the payee named on the developer’s commercial payment plan. Keep every receipt, and check each one against your schedule.
