Due-diligence checklist: the documents to ask for before booking
A document-by-document checklist for verifying China Center before you pay: what to ask for, why it matters, and how to cross-check it against the inventory sheet.
Why check documents before paying the down payment?
On the 30 / 24 / 10 plan, the down payment is the largest single payment you make: 30% of the price at booking. On a 105 sq ft lower-ground shop such as LG01 that is Rs 12,60,000; on SF01, the 306 sq ft second-floor shop, it is Rs 36,72,000. Once that money has moved, your leverage to ask questions drops. The time to read everything is before.
This checklist does not tell you that any particular document exists, or that any approval is in place. That is precisely what you are asking the developer, Creation Developers (Pvt) Ltd, to show you. The sales desk, Al Faisal Properties, can collect the documents and pass on your questions, but the documents themselves should come from the developer.
Which price and payment documents should you ask for?
Start with the paper that pins down the money. Every figure should match the developer’s current inventory sheet for your unit; if one does not, ask why before going any further.
- A written quotation naming the unit code, floor, area in sq ft, rate per sq ft and total – for example FF48: first floor, 126 sq ft, Rs 40,000 per sq ft, Rs 50,40,000.
- The breakdown of that total: 30% down (Rs 15,12,000 for FF48), 24 instalments of 2.5% (Rs 1,26,000 each) and 10% on possession (Rs 5,04,000).
- The instalment schedule in writing. The sheet does not say how often the instalments fall, so the schedule is confirmed at booking.
- Written confirmation of whether a corner premium applies to your unit. A corner premium may apply; confirm it at booking.
- A list of any charges beyond the price – transfer fees, maintenance or service charges, utility connection costs – and who pays each.
What should the booking or allotment form say?
Ask for a draft of the form you will sign before you pay, and read it slowly or have a lawyer read it. It is the document that turns a quotation into your rights.
If the form refers to other documents – terms and conditions, a specification, a floor plan – ask for those too. A clause that points to a paper you have not seen is a clause you have not read.
- Your name, CNIC or NICOP, the unit code and its area, matching the quotation.
- The total price and the 30 / 24 / 10 amounts, in rupees.
- What happens if an instalment is late: any surcharge, grace period or cancellation right.
- Cancellation and refund terms, including any deduction and how long a refund takes.
- Whether and how you can transfer the unit before possession, and the fee for doing so.
- What “possession” means: the state the unit is handed over in, and when the 10% becomes payable.
How do you verify the land and the building?
Ask the developer which documents it holds for Plot no. 563, Central Business District, Bahria Town, Phase VIII, Islamabad, and for the building on it: evidence of its title to or allotment of the plot, the building plan and any NOCs. For each one, ask which authority issued it and on what date, and ask for a copy. We do not state here that any of these are in place; a straight answer, in writing, is itself useful information.
Check the developer as a company too. Ask for the registration details of Creation Developers (Pvt) Ltd and confirm that the name matches the payee on the payment plan. An independent lawyer in Rawalpindi or Islamabad can check documents like these with the bodies that issued them, and that is worth paying for on a purchase of this size.
How do you check the unit against the drawings?
The developer’s plan set covers a lower ground, the ground floor and floors one to eight. Ask for the floor plan with your unit marked and compare its position with the drawing on /floor-plans. A few listed units – LG56, FF51 and SF51 – sit beyond the drawn numbering, so their position on the plan is still to be confirmed; if you are looking at one of them, get its location in writing.
The four food-court units (FC3, FC4, FC9 and FC10) have no printed floor on the sheet: the floor is to be confirmed with the developer. The 8th-floor plan draws a food-court hall wrapped by a dining terrace, but the FC units are not placed on it, so confirm the floor and the exact position before booking one.
Status matters too. The sheet prints one unit, FF17, as Sold. Units drawn on a plan but missing from the sheet are simply not in the current list, and the sheet does not say why, so ask. Because the list is an undated stock snapshot, confirm that your chosen unit is still available on the day you book.
How do you confirm the payee and keep a paper trail?
The developer’s commercial payment plan names Creation Developers (Pvt) Ltd as the payee for cheques and pay orders. Confirm the payee in writing before your first payment and pay by traceable instrument. Ask for an official receipt for each payment that names the unit code, and file it with a copy of the cheque or pay order.
- Never pay cash to an individual, however convenient it seems.
- Treat any request to pay a different account as suspect until the developer confirms it in writing.
- Keep scans of every receipt, cheque and pay order in one folder, backed up.

Are the prices on the China Center website final?
They come from the developer’s current inventory sheet and are confirmed at booking. The figures that bind you are those on your booking documents, so check that they match your written quotation.
Do I need a lawyer to buy a unit at China Center?
