Comparing China Center shop sizes and prices, floor by floor

Rate, size and total for every shop floor side by side, with like-for-like comparisons that show where the price differences really come from.

What is the shop price per sq ft on each floor?

China Center uses two shop rates on the developer’s current inventory sheet. Three floors share the standard rate and the street-level floor carries a premium. The rate times the saleable area gives the total, and every figure is confirmed at booking.

  • Lower ground: Rs 40,000 per sq ft.
  • Ground floor: Rs 55,000 per sq ft, Rs 15,000 more than the other shop floors.
  • First floor: Rs 40,000 per sq ft.
  • Second floor: Rs 40,000 per sq ft.
  • Food court (for comparison): Rs 40,000 per sq ft, on much larger units of 570 to 617 sq ft.

What sizes and totals does each floor offer?

The floors differ more in size than in rate. The lower ground has the smallest units, the second floor the widest range. These are the listed sizes and totals, followed by what each floor’s plan draws.

  • Lower ground: 100, 105, 108 and 113 sq ft; Rs 40,00,000 to Rs 45,20,000. The plan draws 55 shops on 5,921.49 sq ft saleable.
  • Ground floor: 100 and 130 sq ft; Rs 55,00,000 to Rs 71,50,000. The plan draws 37 shops on 4,619 sq ft saleable.
  • First floor: 120, 126, 162 and 180 sq ft; Rs 48,00,000 to Rs 72,00,000. The plan draws 50 shops on 6,112 sq ft saleable.
  • Second floor: 120, 126, 180 and 306 sq ft; Rs 48,00,000 to Rs 1,22,40,000. The plan draws 50 shops on 6,112.5 sq ft saleable.

How do same-size shops compare across floors?

Comparing like with like shows where the money goes. A 100 sq ft shop is Rs 40,00,000 on the lower ground and Rs 55,00,000 on the ground floor. The Rs 15,00,000 difference is entirely the street-level premium, and it carries through the plan: Rs 12,00,000 against Rs 16,50,000 down, Rs 1,00,000 against Rs 1,37,500 per instalment, and Rs 4,00,000 against Rs 5,50,000 on possession.

On the first and second floors, the same size costs the same. A 120 sq ft shop is Rs 48,00,000 on either floor, a 126 sq ft shop Rs 50,40,000, and a 180 sq ft shop Rs 72,00,000. So between those two floors the decision is not about price at all; it is about the planned focus, the unit’s position and the size you need.

Is the cheapest shop the best value?

Not automatically. The lower ground offers the lowest total, Rs 40,00,000, but its units top out at 113 sq ft and sit below street level. A 120 sq ft shop on the first floor costs Rs 8,00,000 more than a 100 sq ft lower-ground shop and gives you 20 sq ft more, above the street, at the same rate per square foot.

Value depends on the trade. A jewellery or cosmetics counter may justify the ground-floor premium because it sells on visibility. A décor or electronics shop may be better served by more space at the standard rate. Decide what your business needs from its space, then compare the units that meet it.

What else affects the price of a specific shop?

Three things sit outside the rate and the size. None of them should be assumed, so ask about each one when you shortlist.

  • Corner position: a corner premium may apply; confirm at booking.
  • Listing status: a unit drawn on the plan but missing from the sheet is not in the current list. FF17 is the only unit printed “Sold”.
  • Planned focus: each floor has the owner’s planned focus – kids’ products, fashion and jewellery, home décor, and gadgets – which is the owner’s plan, not a signed tenant, a lease or a promise of footfall. Ask at booking what it means for your trade.

How do shop prices compare with the food court and apartments?

The food-court units are priced at the same Rs 40,000 per sq ft as the standard shop floors, but at 570 to 617 sq ft they are several times larger, so their totals run from Rs 2,28,00,000 to Rs 2,46,80,000. Their floor is to be confirmed with the developer; the 8th-floor plan draws a food-court hall wrapped by a dining terrace but does not place the FC units on it.

The 7th-floor apartments are priced at Rs 15,000 per sq ft, well below any shop floor, which reflects residential rather than retail use. A 450 sq ft apartment is Rs 67,50,000 and a 650 sq ft apartment Rs 97,50,000. Comparing a shop with an apartment on price per square foot is not like for like: they serve different purposes, and the choice should start from what you want the property to do.

How do you narrow down the right shop?

Set your budget for the down payment and for each instalment first, since both are fixed shares of the total. A Rs 14,40,000 down payment and Rs 1,20,000 instalments point to a 120 sq ft shop on the first or second floor; Rs 12,00,000 and Rs 1,00,000 point to a 100 sq ft lower-ground shop.
