How to book a unit at China Center, step by step
The booking process from first enquiry to possession: choosing a unit code, confirming figures, checking documents, paying the down payment and managing the 24 instalments.
What are the steps to book a unit at China Center?
Booking is simple in outline: choose, confirm, check, pay, record. The detail lies in doing each step in writing. The sales desk, Al Faisal Properties, handles enquiries for the project; the developer, Creation Developers (Pvt) Ltd, is named as payee on its commercial payment plan, and the documents you rely on should come from it.
The sections below take each step in turn, using figures for real units from the developer’s current inventory sheet.

How do you choose the right unit code?
Work from the list, not from a floor. The shops pages (/shops and one page per floor), /food-court and /apartments show each unit on the inventory sheet, and every unit has its own page – /u/FF13, /u/G19, /u/713 – with its area, rate, total and payment breakdown.
Narrow down by budget first, then by floor and size. Totals on the sheet run from Rs 40,00,000 (the 100 sq ft lower-ground shops) to Rs 2,46,80,000 (FC9, a 617 sq ft food-court unit). Then weigh the floor’s planned focus – the owner’s plan for each floor, not a signed tenant, a lease or a promise of footfall – against your own use for the unit. Pick a first choice and one or two alternatives.
Two kinds of unit need an extra question at this stage. The food-court units (FC3, FC4, FC9 and FC10) have no printed floor, so ask the developer to confirm where each one is before you shortlist it. The studios and one-bed apartments on the 3rd to 6th floors carry no published price or count, so ask the sales desk for current availability and figures if that is what you want.
How do you get the price and the schedule in writing?
Send your unit codes to the sales desk on WhatsApp and ask for a written quotation for each. It should name the unit, floor, area, rate and total, and split the total into the 30 / 24 / 10 plan. For G19, a 130 sq ft ground-floor shop at Rs 55,000 per sq ft, the quotation should read Rs 71,50,000 in total: Rs 21,45,000 down, 24 instalments of Rs 1,78,750 each, and Rs 7,15,000 on possession.
Ask for the instalment schedule at the same time. The inventory sheet does not say how often the 24 instalments fall, so the schedule is confirmed at booking, and you want it before you commit. Ask too whether a corner premium applies – a corner premium may apply, so confirm it at booking – and whether any other charges are payable.
Finally, confirm that the unit is still available and where it sits on the plan. The sheet is an undated snapshot of stock, so availability is always checked on the day.
What should you check before paying?
Visit Plot 563 if you can, or arrange a live video call from the site. Ask for a draft of the booking or allotment form and read the cancellation, refund, transfer and late-payment terms. Take your time at this stage. A booking is easier to get right than to unwind, and a question asked before the down payment is answered faster than one asked after it.
How do you pay the down payment safely?
The developer’s commercial payment plan names Creation Developers (Pvt) Ltd as payee for cheques and pay orders. Confirm the payee in writing, then pay the 30% by a traceable instrument – a cheque or pay order made out to the confirmed payee. Never hand cash to an individual.
On FF13 that down payment is Rs 14,40,000; on apartment 713 (450 sq ft) it is Rs 20,25,000; on FC4 (595 sq ft) it is Rs 71,40,000. Whatever the amount, get an official receipt naming the unit code before you leave, and keep a copy of the instrument.
What happens after booking?
Sign the booking or allotment form once it matches your quotation, and keep your copy with the receipt. Then put the instalment schedule in your calendar. Each instalment is 2.5% of the price – Rs 1,20,000 on FF13, Rs 1,68,750 on apartment 713 – and there are 24 of them, 60% of the price in all. Pay each by traceable instrument and collect a receipt every time.
The final 10% is due on possession: Rs 4,80,000 on FF13 and Rs 6,75,000 on apartment 713. Before paying it, inspect the unit against what your documents describe, and ask for any snags to be recorded in writing.
Between booking and possession, keep your file in order and your details current. If your phone number or address changes, tell the developer in writing so notices reach you. If your circumstances change and you want to transfer the unit, check the transfer terms in your booking form before you agree anything with a buyer.
- One folder for everything: quotation, booking form, schedule, receipts and copies of every instrument.
- A calendar entry for each instalment, set well before its due date.
- A note of who you dealt with at the sales desk and what was confirmed, with dates.
- Written confirmation of any change agreed after booking, however small.
