The 7th-floor apartments: 450 and 650 sq ft compared
The two apartment sizes on the 7th floor, side by side: what each costs at every stage of the plan, what the extra 200 sq ft adds, and what to confirm before choosing.
What is on the 7th floor at China Center?
The developer’s 7th-floor plan draws 23 apartments on a floor of 12,545 sq ft, with the covered and saleable areas printed as the same figure. The inventory sheet lists apartments on this floor in two sizes, 450 sq ft and 650 sq ft, all at Rs 15,000 per sq ft. The sheet gives sizes only, with no type name, so this guide compares them by size and does not call either one a studio or a one-bed.
The sheet lists eight units at 650 sq ft (701, 702, 704, 705, 706, 707, 710 and 711) and eight at 450 sq ft (713, 714, 715, 716, 720, 721, 722 and 723). Apartments drawn on the plan but absent from the sheet are simply not in the current list. The sheet is an undated stock snapshot, so ask the desk for the current position on any number. Each listed unit has its own page, for example /u/701 and /u/713.
For comparison with the rest of the building, Rs 15,000 per sq ft is well below the Rs 40,000 rate for the lower-ground, first- and second-floor shops and the Rs 55,000 ground-floor rate. The 7th-floor apartments carry the lowest rate per square foot on the whole sheet.
How much does a 450 sq ft flat cost, stage by stage?
Unit 713 (450 sq ft) is Rs 67,50,000: Rs 20,25,000 down, then 24 instalments of Rs 1,68,750 each, and Rs 6,75,000 on possession. The instalment schedule is confirmed at booking. Every 450 sq ft unit on the sheet carries exactly the same figures, so the choice between them comes down to position, not price.
The plan adds up to the price with nothing left over: Rs 20,25,000 down, plus 24 × Rs 1,68,750 (Rs 40,50,000 across the instalments), plus Rs 6,75,000 on possession, is Rs 67,50,000. The down payment is 30%, the 24 instalments together are 60%, and possession is the final 10%. If anyone quotes you a different split for a 450 sq ft unit, ask why and get it in writing.
How much does a 650 sq ft flat cost, stage by stage?
Unit 701 (650 sq ft) is Rs 97,50,000: Rs 29,25,000 down, then 24 instalments of Rs 2,43,750 each, and Rs 9,75,000 on possession. The instalment schedule is confirmed at booking. All eight listed 650 sq ft units carry these figures.
The same check applies: Rs 29,25,000 down, plus 24 × Rs 2,43,750 (Rs 58,50,000 across the instalments), plus Rs 9,75,000 on possession, is Rs 97,50,000. As with the smaller size, pay each stage by cheque or pay order and keep every receipt, so that your record matches the developer’s at possession.
What does the extra 200 sq ft cost?
The gap between the two sizes is 200 sq ft, and at Rs 15,000 per sq ft it costs Rs 30,00,000. Spread across the plan, that is Rs 9,00,000 more down, Rs 75,000 more on each of the 24 instalments, and Rs 3,00,000 more on possession.
The rate is flat, so there is no discount per square foot for choosing the larger unit: both cost Rs 15,000 per sq ft. The question is simply whether the extra 200 sq ft – about 44% more floor area than the 450 – is worth Rs 30,00,000 to you, and whether you can carry the larger instalment of Rs 2,43,750 for all 24 instalments.

Which size suits whom?
Because the sheet does not attach a layout to either size, start from the drawing, not a label. Ask the desk to mark the exact unit on the 7th-floor plan and to show you its room layout, then judge the space by what you would put in it: a bed, a desk, a dining table, storage. Unit positions on the plan are to be confirmed, so do not assume a unit number sits where you expect it to.
As a rough guide, the 450 sq ft size is the lower commitment – a smaller down payment and smaller instalments – and suits a buyer who wants a compact home or a first property. The 650 sq ft size gives more room for a couple or for someone who works from home, at a higher cost at every stage. If you are weighing either against a studio or one-bed on floors 3 to 6, remember those floors have no published price; ask for current availability and a written figure before comparing.
