China Center has priced 7th-floor apartments of 450 and 650 sq ft, and studios and one-beds on its 3rd–6th floor plan. What they cost, what living in the CBD involves, and what to check first.
What apartments does China Center offer a working professional?
China Center is a mixed-use building by Creation Developers (Pvt) Ltd at Plot no. 563, Central Business District, Bahria Town, Phase VIII, Islamabad, marketed by the sales desk Al Faisal Properties. The lower floors are shops; the homes sit above them, in two groups that are priced very differently.
Floors 3 to 6 follow the developer’s typical plan of studios and one-bed apartments; the brochure names the types Studio Smart, Studio Prime, One Bed Smart, One Bed Luxury, One Bed Luxury Plus and One Bed Executive. No price or per-floor count is published for these floors. The 7th floor is priced: the developer’s plan draws 23 apartments there, and the inventory sheet lists units of 450 and 650 sq ft at Rs 15,000 per sq ft. The sheet gives sizes only, so this guide refers to them by size rather than calling them studios or one-beds.
What does a 450 or 650 sq ft apartment cost?
On the developer’s current inventory sheet, confirmed at booking, a 450 sq ft apartment on the 7th floor is Rs 67,50,000 (Rs 67.5 lac) and a 650 sq ft apartment is Rs 97,50,000 (Rs 97.5 lac). Both use the plan that applies to every unit on the sheet: 30% down, 24 instalments of 2.5% each, and 10% on possession.
The instalment schedule is confirmed at booking; the sheet does not say how often instalments fall, so ask for the due dates in writing before you plan your budget around them. For context, the 7th-floor rate of Rs 15,000 per sq ft compares with Rs 40,000 for most shops in the same building, so homes are the lower rate per square foot even though the smallest apartment costs more than the smallest shop.

Can I manage the down payment on a professional salary?
The down payment is the hurdle most first-time buyers feel. For a 450 sq ft apartment it is Rs 20,25,000, and each of the 24 instalments is Rs 1,68,750. Before booking, write down where the down payment will come from – savings, family help, the sale of another asset – and check that you can meet Rs 1,68,750 each time an instalment falls due, whatever dates the schedule sets. Keep the 10% on possession, Rs 6,75,000, in your plan as a separate sum you will need later.
Some professionals buy with a family member or partner. If you do, agree at the start whose name goes on the booking, who pays which stage, and what happens if one of you wants to leave the arrangement, and put it in writing between you. Ask the desk how the developer records joint buyers before you pay anything.
If you need firm figures today, the 7th floor is where they are. If you would prefer a named studio or one-bed layout from the typical plan, ask for current availability and a written price on floors 3 to 6, and compare the two on the same basis.
What is daily life like in a mixed-use building in the CBD?
Living above shops has trade-offs worth weighing honestly. The owner’s planned focus for the retail floors runs from babies’ and kids’ products on the lower ground to ladies’ fashion, jewellery and cosmetics at street level, home décor on the first floor and mobiles, laptops and gadgets on the second, with restaurants and terrace dining planned for the 8th floor. These are the owner’s plans for each floor, not signed tenants, leases or promises of footfall; ask at booking what they will mean in practice.
If those plans come to life, you would have shops and food in the same building and a business district around you rather than a quiet residential street. That suits some people and not others. Ask how residents’ access is kept separate from the shopping floors, what hours the building keeps, and how service charges are split between homes and shops; none of this has been published yet.
Where is it, and how will I get to work?
The address, as the developer prints it, is Plot no. 563, Central Business District, Bahria Town, Phase VIII, Islamabad. Bahria Town Phase VIII is part of the Rawalpindi/Islamabad twin-city area. On the developer’s site plans the building stands on the corner plot of its row, its long side facing Lake View Boulevard, with Link Road along its short end and a service lane behind.
No distances or drive times are published, and this guide does not invent them. If your office is in Islamabad or Rawalpindi, drive the route yourself at the hours you would actually commute, in both directions, before you commit. The developer’s brochure map marks places such as Bahria Greens, Club City, Jamia Masjid Malik Riaz Hussain and Roots Millennium School around the site; the location page (/location) lists them all.
Is China Center meant for Chinese professionals?
The developer’s intent is a place where Chinese professionals and businesses in Pakistan can shop, eat and live, and the homes are part of that plan. It is positioning, not a rule: the apartments are not reserved for anyone, and Pakistani and overseas-Pakistani buyers purchase here.
