Studio and one-bed apartments on the 3rd to 6th floors
Floors 3 to 6 share one typical plan of studios and one-bed apartments. No price or count is published, so this guide explains what the plan shows and what to ask for.
What does the 3rd–6th floor typical plan show?
The developer’s plan set covers a lower ground, the ground floor and floors one to eight. Floors 3 to 6 share one typical residential plan, which draws studios and one-bed apartments. A typical plan is a single drawing that stands for several floors, so it tells you the kinds of homes planned, not which specific units are open on which floor today.
The brochure gives the types names, which is useful when you talk to the desk: two studio types and four one-bed types. It also shows 3D cut-aways of a studio and a one-bed type; these are artist’s impressions of the intended layout, not a finished apartment, and they are best used to understand how the rooms fit together.

How much is a studio apartment at China Center?
No price is published for floors 3 to 6. These floors are not on the developer’s current inventory sheet, which is the only price source this site uses. You may come across older brochure prices and older payment plans for studios and one-beds; they exist and have been superseded, so do not rely on them or bring them into a negotiation.
The practical step is to ask the sales desk for a written price for a specific type on a specific floor, and to ask which payment plan applies. Every unit on the current sheet is offered on 30% down, 24 instalments of 2.5% each and 10% on possession; confirm whether the same plan applies to a 3rd–6th floor apartment before you assume it does, and ask for the full schedule in writing.
If a figure you are quoted differs from something you saw earlier, ask the desk which document it comes from. A current price should trace back to the developer’s current sheet; anything else should be treated as out of date until the desk confirms it in writing.
How many studios and one-beds are on each floor?
No per-floor count is published. The developer’s own sources disagree on how many apartments a residential floor holds, so this site shows no count for floors 3 to 6 rather than guess. If the number of neighbours on your corridor matters to you, ask the desk for the current plan of the specific floor you are considering.
For the same reason, read nothing about availability into the typical plan. Ask for current availability directly: which types are open, on which floors, and at what price. Get the answer in writing with a unit number attached, because a type name alone does not identify a home you can book.
Studio or one-bed: how do I choose between the types?
Without published sizes for each type, compare them by how you will live. A studio combines sleeping and living in one room, which suits a single professional or someone who wants the smallest commitment. A one-bed separates the bedroom from the living space, which helps a couple, a buyer who works from home, or anyone who wants to host guests without giving up their own room.
Within each group the brochure’s names suggest a range, from “Smart” to “Prime” for studios and from “Smart” to “Executive” for one-beds, but a name is not a size. Ask the desk for the area of each type in square feet, how that area is measured, and a floor plan of the type, so you compare real sizes rather than labels. Treat the 3D cut-aways as a guide to layout only, and ask for the written specification of whatever type you are offered.
How do the 3rd–6th floors compare with the 7th-floor apartments?
If you need a price today, the 7th floor has one. The developer’s current inventory sheet lists 7th-floor apartments of 450 sq ft at Rs 67,50,000 and 650 sq ft at Rs 97,50,000, at Rs 15,000 per sq ft, confirmed at booking. The 450 sq ft size is Rs 20,25,000 down, 24 instalments of Rs 1,68,750 and Rs 6,75,000 on possession. The sheet lists these by size only, so they are not named as studios or one-beds.
A sensible approach is to get a written quote for the 3rd–6th floor type you like, then set it beside the 7th-floor figures per square foot and stage by stage. The comparison of the two 7th-floor sizes (/guides/7th-floor-apartments-450-and-650-sq-ft) gives the full figures for both.
Keep the comparison honest in both directions. A named type on the typical plan gives you a known layout but, today, no published figure; a 7th-floor unit gives you a fixed price and plan but only a size, with its layout and position to be confirmed. Whichever you lean towards, apply the same test: a unit number, an area, a total and a full schedule, all in writing, before any payment by cheque or pay order.
What should I ask the sales desk about floors 3 to 6?
Because so little is published for these floors, the quality of your questions decides the quality of your decision. Ask for each of these in writing.
Then WhatsApp Al Faisal Properties on +92 334 9107537 with the type you want, ask for current availability and the official schedule, and book a site visit to see the building yourself.

Frequently asked
Are there studio apartments at China Center?
Yes, on the developer’s typical plan for floors 3 to 6, which draws studios and one-bed apartments. No price or per-floor count is published; ask the sales desk for current availability.
What is the price of a one-bed apartment at China Center?
No price is published for the one-bed types on floors 3 to 6. Ask the desk for a written price from the developer’s current sheet. Older brochure prices exist but have been superseded.
What apartment types are on the typical plan?
The brochure names six: Studio Smart, Studio Prime, One Bed Smart, One Bed Luxury, One Bed Luxury Plus and One Bed Executive. Ask the desk for the area of each type in square feet.
Can I buy a studio on installments?
Every unit on the current inventory sheet is offered on 30% down, 24 instalments of 2.5% each and 10% on possession. Floors 3 to 6 are not on that sheet, so confirm the plan for any studio or one-bed you are offered.
Are the 7th-floor apartments studios?
They are listed by size only, 450 and 650 sq ft, so this site does not call them studios or one-beds. Ask the desk for the layout of a specific 7th-floor unit.
